On his car he does not have rolled fenders, he is lowered on Tein Coilovers
He is running 245/40/18 tire

That's relieving to know that there were no fender rolls on these rims with 245/40/18 on tein coilovers...
What I'm scared of is that my car has the Tein-S Springs... What's the damage? I would hate to roll my fenders especially in Clov-ass New Mexico where I'm stationed, there's no experience in anything here.

You should be ok, most people have been
you can always run a 235 as an extra precaution if you'd like
